San Clemente

This formerly sleepy beach town at the southernmost edge of Orange County was thrust into the spotlight when President Richard Nixon purchased a historical Spanish home here. That residence was thereafter labeled “The Western Whitehouse” and San Clemente’s many red-tiled roofs are a nod to its roots as the “Spanish Village by the Sea.” The city is home to some of SoCal’s best beaches and world-class surfing and plays host to the annual World Surf League tour at Lower Trestles surf break. (Experts only, please). The uber-charming downtown is filled with a mix of businesses ranging from trendy, upscale restaurants to locally owned vacuum repair shops. The hillsides overlooking the town and ocean are lined with plenty of late midcentury homes, new construction, and Spanish bungalows built in the 1930s (many with reduced taxes due to the Mills Act). There’s also a smattering of condos — with some perched on the ocean bluffs — as well as multiplexes popular with investors.

Laguna Beach

The oceanfront community of Laguna Beach is often referred to as the Amalfi Coast of Southern California thanks to steep hillsides jutting from the sapphire-blue Pacific along its seven miles of coastline. You’ll find vintage cottages built during the first half of the 1900s occupying the flats here, while more modern homes are celestially sited high above the village. Most residents enjoy a short stroll to Laguna’s many pristine beaches and hidden coves in addition to its vibrant downtown lined with art galleries, restaurants, and outdoor cafes. The Laguna Beach Unified School District is consistently ranked one of the best in the nation.

Santa Monica

One of the Westside’s best known communities, Santa Monica has it all: sprawling beaches, a seaside pier complete with an iconic Ferris wheel, a dynamic dining scene, high-end shopping, a roster of year-round events, and a mix of pristine residential neighborhoods. Over the past decade, the city has been dubbed “Silicon Beach” as a nod to the many tech companies that have settled here … driving real estate prices up along with them. The housing stock consists of low- and mid-rise condominiums, bungalows, historical Spanish homes, and modern marvels. As prices increase, many of the vintage bungalows are being replaced with new construction, yet the city still retains much of its deeply rooted beach charm and culture.

Malibu

Incorporated Malibu’s 21 miles of scenic beauty unfolds along the oceanfront Pacific Coast Highway, where the Santa Monica Mountains meet the sea. Some consider it to be California’s version of the Hamptons, but with a bigger surf culture and endless hiking opportunities. While very much a beach town with houses hugging the shore, there are many canyon and mountain properties and an equestrian community that takes advantage of the many miles of riding trails. There’s also a burgeoning local wine scene thanks to vineyards planted in the canyons, as well as restaurants to suit any taste and budget. Housing typically starts at over $1 million and can rise to a breathtaking $100 million for truly world-class properties. (And at that price, they better be.) Malibu housing stock includes vintage and modern beach houses, horse ranches, and mountainside houses with jaw-dropping views of the Pacific Ocean and Channel Islands.

Joshua Tree | Yucca Valley | Morongo Valley

This trio of High Desert hotspots is less than an hour drive from Palm Springs, but feels worlds away, with a vibe that’s much less country club and much more country than its neighbors on the Coachella Valley floor. The housing stock ranges from small homestead cabins hidden along unpaved roads to elaborate architectural wonders plus everything in between. Instagram’s darling, Joshua Tree National Park, is the big draw, located just outside its namesake town. Look for an increasing number of cool cafes, coffee shops, and vintage boutiques sprinkled amongst longstanding BBQ joints and western wear purveyors.

Cathedral City

Palm Springs’ neighbor to the south is up-and-comer Cathedral City, nicknamed Cat City by locals, with plenty of excitement on the horizon. In 2021, look for a new casino and amphitheater built from the ground up, joining the Mary Pickford Theatre, a fan favorite among locals and one of the best places to catch a film in the entire Coachella Valley. The area has a mix of homes from many eras including bungalows, ranches, and midcentury modern (including some situated in the mountainside enclave of Cathedral City Cove), many with easterly views to the valley, mountain ranges, and beyond. Bonus: Housing prices here are more budget friendly compared to neighboring towns.

Rancho Mirage

A quiet enclave situated between Palm Desert and Palm Springs, Rancho Mirage is a longtime favorite with presidents and business moguls. The former estate of Gerald and Betty Ford is located on the exclusive Thunderbird Golf Course, while Barack Obama has paid multiple visits to Rancho Mirage both during and after his presidency, golfing at Porcupine Creek, the private course of Oracle founder Larry Ellison. “Rancho” is also home to one of the country’s most distinctive Mid Century Modern estates: Sunnylands, a 200-acre property designed by A. Quincy Jones that served as the winter residence of philanthropists Walter and Leonore Annenberg. Today, Sunnylands is open to the public for tours and also serves as a retreat venue for global leaders, hosting everyone from presidents to CEOs to Supreme Court Justices. As for housing, Thunderbird Heights boasts many standout midcentury properties as well as fine properties from other eras, while the Tamarisk Country Club is lined with wondrous, one-of-a-kind homes designed by prominent architects of the ‘50s and ‘60s.

Indian Wells

It might be one of the Coachella Valley’s smaller communities, with a population of just over 5,000, but when it comes to the world of tennis, Indian Wells is a big-time player. Each year the city hosts the BNP Paribas Open – the sport’slargest combined men’s and women’s tennis tournament that’s considered the sport’s “fifth Grand Slam” – at the state-of the art Indian Wells Tennis Garden, which also operates as a year-round tennis club and seasonal event venue against the backdrop of the Santa Rosa Mountains. It’s here that both residents and visitors from around the globe get to watch the world’s greatest players in action (along with some of the culinary industry’s top chefs – from Wolfgang Puck to Nobu Matsuhisa – who launch onsite pop-up restaurants during the tournament). Indian Wells’ housing stock includes residences at some of the area’s oldest and most legendary gated golf communities where scions of business rub elbows, and golfers and non-golfers alike take advantage of the communities’ luxe amenities, often swapping out their cars for the fun of zipping around in a golf cart. Outside the gates, there are plenty of distinctive homes including Mid Century Modern houses along with the new Martyn Lawrence Bullard-designed Sands Hotel and Spa and its glam Mediterranean-meets-Moroccan eatery The Pink Cabana.

Palm Springs

Palm Springs is the most vibrant city in the Coachella Valley with its stylish resorts, hip boutique hotels, and intimate inns, along with a selection of chic single-family vacation rentals that welcome visitors year-round. The design-centric community prides itself on the preservation of its vintage properties with a good stock of mid century modern, vintage Spanish, bungalows, and California ranch-style homes. A robust calendar of annual events is anchored by the Palm Springs International Film Festival and Modernism Week, which celebrates all things mid century with a focus on design, architecture, and some seriously swanky soirees. As Palm Springs has continued to gain media attention and become a bona fide international destination, it’s now attracting a diverse new mix of residents* ranging from artists and young professionals to retirees who winter under perennially sunny skies.
